This place is just round the corner from me. It is a well run B & B and yes the hot tub is communal. Its literally a 1 minute walk to the nearest pub The Fox Covert. Yarm is a lovely place especially the High Street. However this is a good 5-10 minute drive to Yarm and is actually just on the edge of Ingleby Berwick (largest private housing estate in Europe). It's a good base from which to explore North Yorkshire by car but, it's not set in the middle of nowhere and has the estate one side with a school the other.
