I along with many others have used Santander without any problems whatsoever. Each individual has different experiences with any organisation, but, one persons view doesn't apply to everyone. Try a bit of balance rather than generalisation.

Been with Santander since they were Abbey. Never had any issues. I just switched my mortgage to them and the process went very smoothly. Obviously your mileage may vary.

There are a few options out there including Sainsbury's, which has a 1.93% 5 year fix with no fees or 1.69% with £745 fee
Their launch deal was 5 years 1.29% with £900 fee which we got. All process went quite smoothly, especially on bank side, managed to get £105 TBC cashback from Mortgage Simplicity too. I would definitely recommend them.

I see what you're saying, but it does matter even with fee free exit as if BofE rates rise so will all new mortgage rates when you look for a new deal. And you can bet by more than the likely 0.25%...

Tracker is only beneficial if you feel the BoE base rate will go even lower or into negative figures. Whilst no one can predict the future, it seems very unlikely that if this did happen that it would be anytime soon.

If it stays at the same rate for the next two years I would be useful. Trackers generally start at a lower rate than fixed.

What about Bank of Ireland 2.03% 75% LTV, no arrangement fee, free valuation & £400 cashback. Any thoughts on that one please?
