Quick! Look in your garden! Is it a house? Is it a boat? No! Wait, I mean yes! It's those things and more, it's the build-your-own-play-centre!
A bit of Googling reveals this had an RRP of £49.99. You can get it for £10.79, with automatic 10% off discount applied and free delivery, on Argos Ebay. Go through TCB for a potential 1% cash-back bonus.
Came across a nice PlayPennies review of it when it was £14.99. Seems like a lot of fun to be had, for children ages 2 and up. (And the bigs like us!)

Be patient (and your children when building) as it can take a while to screw the bits together. It's quite small so best for under 5's in my opinion.
Good price.

Personally I am really looking forward to building the boat! I really want to be a scout mum when my boy's a bit bigger... this will be good practice for that. : )

All I know is I didn't expect to be able to afford a yacht/condo/car for my son's 2-year birthday but hey, sometimes you just get lucky!

Yes, it displays at this price, but when you add to basket, the automatic 10% discount should be applied. They are doing this discount on selected clearance products. Mine came through with the discount. Good luck!
