For anyone interested in buying a holiday home, I found this on the Park website:

"WE HAVE A FEW CARAVANS TO GIVE AWAY AT SELECTED PARKS - LIMITED AVAILABILITY!

We are keen to attract new customers to enjoy the caravan ownership lifestyle so we are giving away some caravans on a first come first served basis.

All you pay is the standard pitch fee and the connection cost charges - then you are ready to enjoy your holiday home!

We haven't gone completely mad - these are older smaller units - often 28' x 10' units around 15 years old. They are fully safety tested and ideal starter caravans for people who want to discover if they like the lifestyle, then perhaps upgrade to something more luxurious in the future.

As you would imagine - demand is likely to be high so please get on the phone to the park of your choice ASAP if you are interested.

The situation changes daily - but we aim to have such caravans available at the following parks -

Harts, Leysdown, Kent

New Beach, Dymchurch, Kent

Winchelsea Sands & Frenchmans Beach nr Rye East Sussex

Oaklands, St Osyth Beach & Seawick, nr Clacton, Essex

Steeple Bay, nr Maldon, Essex

GIVE THE PARK A CALL FOR MORE DETAILS -BUT BE QUICK OR YOU MAY MISS OUT!!"

I have listed this under deals as there is a connection fee and ongoing pitch fees so whilst the caravan is free you have to shell out money in order to take up the deal.

The offer applies to older caravans only but the deal may be useful for anyone on a budget that is looking for a basic holiday home.

We stayed in a mid range caravan at Park resort in Great Yarmouth 2 summers ago. The only bad point was the caravan. The carpet was soooo dirty and old. The hot water pressure was barely enough to wash your hair under and the gas cylinder kept screwing up leaving us with no hot water.
Would never ever go back to a caravan holiday. It was depressing and after 5 days we had cabin fever just being there to sleep.

wendyak seems to have some experience in the caravan field if you'll pardon the pun.

Having worked in the business I know all the tricks. Basically the free vans have cost the parks nothing, they come from owners that have handed their vans in, in the past season. This deal will allow the sales team to work on you all year trying to get you to upgrade.

Site I worked on was full of borderline paedo's. No CRB checks on caravan site staff so they are a haven for them.

This is what I was saying, they will not allow you to rent out a 15 year old van and will probably kick you off site next year as the van is too old. They will make you pay disconnection and removal fees, then tow it to another part of the site for the next unsuspecting person to take on as a FREE offer.
If they don't kick you off they up the fees and take loads of extras such as inspections for everything, extra maintenance fees, one off repairs etc....there is nothing you can do as there are no laws or legislation to protect holiday park owners. That is why it is a con, please believe me.

I phoned the Harts Holiday Park out of curiosity and it is a con. You pay £3500 for the year and then you do need to think about moving it away etc.

For that money I could have two or more holidays anywhere in europe - last minute of course!

12 Apr 09 #73
I think you'd struggle to rent out a 15 year old van for anything like decent money. Just think how may families have stayed there over the years, it will be totally knackered. I wouldn't want to stay in one and would run a million miles from this "deal".

As for holidays abroad, the eurozone and the US are undoubtedly not as good value as before due to the weak pound so it's worth looking around to e.g. Turkey. Went there 2 years ago (Olu Deniz) and loved it

I too thought holidays abroad wouldnt be economical this year, but when I went to have a gander I found out its as cheap as its ever been.
This is surely the most undeserving hot deal of all time on HUKD. Its an out and out con and people could face financial ruin because of it.
Shame on this site for not removing this, but kind of typical I suppose

We own a caravan on Lakeland, Cumbria and pay approx £3500 on site fees, gas elec, insurance etc,
However we also hire it out as we only get up there about 4 weeks a year and after paying our site fees make about £3000 per year (though the caravan did cost us £31000 to buy.

If someone is serious about this it is worth bearing in mind that if you rent it out it is classed as a business and we make about £1000 per year back from the Tax Man. You have to rent out I think for 20 weeks of the year

I suppose it would if you went to a 5 star all inclusive and go on day trips every day etc etc - but the average holiday for 4 to Tenerife would work out about £1200 off peak and £2000 max peak weeks.......you couold do it for much less, you can do it for more

Having been caught up with holiday site owners and ended up paying someone to take an 8year old van away having lost thousands my advice...STAY WELL CLEAR!!.As has been said, on Holiday sites you have NO RIGHTS.Just wait until they want to kick you off, and that will be when New Hoiliday Home sales pick up you will have to either purchase a New van from them or pay through the nose to have it removed and scrapped. Well said, please take notice of those who have suffered. The contracts are always stacked on the side of the holiday parks and I extensively researched the rights of holiday park owners, there are none unless you a permanent resident and these are not residential parks.....many have even featured on Watchdog and Insideout!!! It's a rip off trust me.

11 Apr 09 #52
dont do this... caravans are a complete drain on your finances.
Even with the van free you need to factor in site fees and electricity/gas which is always more than at home (e.g. we had a modern 3 bed van and the utility bills for this for 9 months was higher than a 4 bedroom detached house for a year).

ALSO, add in insurance and the statutory gas checks etc and it soon mounts up.

DONT DO IT.. YOU WILL REGRET IT

Just rang them to find out more.

You get the caravan until 14th January so you are paying the rent for the season (1st March - 14th jan) at the end of this you hand back the keys but get the option to "upgrade"

You can rent out the caravan as many times as you want, but this you have to do privately not through the caravan park.

The cost including the fees and the gas/electric is going to come to around £3000 for the season. You get 8 photo passes for the onsite clubs for the year, after that they cost around £3 per person.

If you live local then this could be a good offer if you wanted somewhere to shoot to at the weekend. However if you wanted to rent it out to make some of the cost back, you are looking at giving up the holiday weeks, and if you have kids like us it doesn't quite work :disappointed:

The info for the caravans was sent to us and to be fair they are pretty nice, not top of the range but they aren't saying they are! The parks that we were interested in are lovely parks and the clubs are great as been to then for short breaks before.

Could be a good offer for those in the right circumstances :0)

i think with the almost sure fire guarantee of sunshine abroad, i go away, the weather in the uk to too unpredictable. i dont want to spend my 2 weeks getting soaked!

The caravan offer is a bit of a dud - for 3 grand buy yourself a motorhome and travel round a bit, same standard of accommodation, cool way of seeing what the uk has to offer

I have spent most of my working life jetting people to desinations all over the world and yes there are some fantastic foreign locations for holidays, but I can tell you that there are just as many dire ones also. Its not fair or reasonable to say that a UK holiday is less attractive than a one abroad.

The bottom line is......what are you looking for in a holiday and how deep are your pockets......so depending on your requirements home or abroad can be a largely imaterial factor. Its horses for courses.

Totallay agree, Caveat emptor......................So cold.

I agree, the bigger picture and all. I actually like taking holidays in the uk, but this year I would say, the uk is milking it for all it's woth, knowing many won't go abroad, recession, exchange rates, etc.
The prices for UK holidays this year are diabolical, so we are going abroad again, it's all about knowing where to look. You are right BTW Tenerife is actually quite beautiful in places:thumbsup:
Mr Product
11 Apr 09 #40
Youve never been to Tenerife obviously..there are some lovely places there - anywhere other than Playa De Las Americas basically....

Try Puerto De La Cruz and you'll see what i mean...classier than ANY of the Uk's doghole resorts

SO £3000 a year to run....think about it sensibly for just one moment.....what 'could' 3 grand get you holiday wise?

About 6 or so holidays a year abroad?

About 1 or 2 Holidays of your dreams a year to West America or Australia or new Zealand or South Africa etc etc

About 20 weekend breaks throughout the year (every year) to various places of interest...

OR... a naff basic old caravan on the outskirts of Skegness/Yarmouth/Blackpool !!!

I know what id prefer !!

Re removal costs........a family member had a van on a site on the IOW - change of ownership of the park - going very much down the sales route. Granted the van was 18 season old - but money had been spent redoing the seating, the carpets etc.

Told her that 2009 season would not be able to rent out due to its age but the way the charging is done now is very complicated......she then decided to remove. Finished up a trader offered 250 quid for the van to take it off - and what were the sites "disconnection" fees - 250 quid!

Removal costs can be high - as you'll need some form crane/pulley plus a low loader.

This offer is no more than 365 days Timeshare in a caravan, you pay 365 days site fees, a large connection fee, insurance fees, perhaps other charges, and you are not allowed to use the caravan more than so many days a year.
Can you move "your" mobile home to a cheaper site? i dont think so.

You`ve obviously not visited much of the UK. I think it`s quite sad that people are very quick to pick faults with the UK, but had never even visited 90% of it, with some of the most beautful scenery and so many things to do. Try some hill walking in the Lake District, or snowboarding on the slopes at Glen Shee in Scotland, or surfing in Cornwall, maybe when you have visited all these places from Shetland down to Jersey, and Wales and Northern Ireland, then maybe you would be qualified to comment on how awful our beautiful country is.

Or maybe the next time you go and take your `extra few quid` holiday abroad, why dont you just stay there!
Mascherano
10 Apr 09 #10
With the cost of foreign holidays being slightly more expensive for the next couple of years some people may be tempted to stay in Britain.
I think this is madness as in the UK you pay though the nose for a disgusting and degrading experience in a dreary squalor-hole.
Why not just pay a few extra quid and do what we always do- go abroad

Costs me around £3000 a year to keep one in the lake district and the original purchase price was £20k brand new (and mine was one of the cheaper models!) You can easily pay £50,000+ for a top flight model so I dread to think what standard these free ones fall into.

Residual values are abysmal and prices drop like a stone, bit like buying a car, the web site offering these freebies are talking about 15 year old units, I know from experience these are probably very poor units with very little book value to the owners so I guess it makes good business sense giving them away to get punters into the grove by way of site fees etc. What surprises me is that many sites these days wont allow caravans more than 10 years old, to maintain the right image and all that, so I would be interested to know what standard of site these would be pitched on.

Erm, anyone thought that this is for the site to avoid paying removal fees? If they want to get rid of them, give them away and then at the end of the next season tell you to shift it from their site?
wendyak
10 Apr 09 #26
There is also water rates to pay on most sites and you are not allowed to sub let these vans to holidaymakers as they are too old.........I used to own one and it costs over £60 per week to keep, plus the cost of petrol to get there and other bits & pieces. Not a cheap way of holidaying at over 3k per year!!!
jane34
10 Apr 09 #25
Just a quick point re: You then have your electric bills to pay, gas bottles to refill, and also if you intend renting it out you have to have all (and I mean all!) electrical items PAP tested which can cost quite a bit aswell. There are lots of hidden costs that aren't always clear at the outset.

plus insurance, water rates, gas, electric, and pay a stupid amount to get the water turned off in the winter

You maybe not allowed to rent it out to anyone other than close family and friends though, so not much opputunity for getting any income from it

And read the small print
When the caravan is a number of years old (can't remember how many) is has to be removed you will have to have it sited somewhere else or upgrade (part-ex?)

How is having a caravan chavvy? My retired parents have a caravan they use most weekends in the summer, and they're about as far from chavs as you can get. In fact I'd say 50% of the site is full of retired people who use it as a frequent getaway from city life.

Not saying you don't get any chavs at all their, but I'd certainly say they are in the minority.

I believe a friend pays around £40-£60 a week, but it's not a "Park" site.

She gets probably about half this back by sub-letting to friends and family; she could get more if she sub-let more often.

Edit: Just read Jazid's post above, £2-£3K per year would be about right and fits in with what my friend pays for their van (~£50pw).
AndyToys
10 Apr 09 #8
It probably makes good business sense, in these credit-crunch times.
Park could leave these vans empty and make no money on them, or give them away and have the site fees coming in on a regular basis.
They'd also benefit from having the vans regularly occupied because the people staying there would be spending money on site, in the bar etc..etc.
jazid
10 Apr 09 #7
Looks like it will cost you £2,000 to £3,000 in annual fees to say the least. Sublets and limits on maximum number of weeks per year (to stop people living in them 365days/year) are also usually restricted from what I understand (unconfirmed).

Perhaps a deal for some, but not most.
