if you own a property you can register with the land registry for upto 10 properties for free to notify you if there is a change to the title deeds. they notify you by email if someone tries to register a charge.
if you are a landlord or business owner or you dont live in the property. you can register a restriction blocking any sale or mortgage charge on the property unless its been certified by you. for free.

Does anyone know why the same flat would be on the register three times? (Once as a freehold and twice as a leasehold). It's a new build flat bought from new.

How do I change my Contact address?
How do I change the Contact address I entered at the time of registering. When I log in I can see how to change the password, and I have read on this F&Q I can't change a registered email address. I just want to change my contact address not email. Is the response the same I will have to create a new account with new contact address.
If I can't change the current contact details and it remains in the database, and I register with new contact address does it mean any updates will be sent to the all registered contact addresses. Or can I delete the 1st or any accounts not needed to remain in the database.
I have emailed them and am awaiting their response as well...

I think you mean a search called an Official Search or an OS1. The OS1 won't reveal the amount of the charge, this information isn't inputted into the Land Registry website.

when i bought mine i was notified a week before completion by the alert stating a search by the solicitors of the intended charge and how much and what building society

The Land Registry would only be able to notify you once the buyer's solicitor submits the transfer (TR1). Registration can take a couple of days, weeks even months so you would be notified before any change to your title had occurred, giving you sufficient time to call the Land Registry to report the fraud.

This doesn't happen anymore. Once we receive the monies for a sale it's transferred straight to the client on the day of completion or up the chain if the clients are buying on.

Properties in Scotland are registered in the Land Register of Scotland with a government organisation called the Registers of Scotland.

Been a while since I sold a property, but I remember back in the day the money was "held" for a week after the sale (sold 3 properties years ago and all 3 were subject to hold). Not sure if this still happens?

Well I cant say about the normal searches as I put it through auction and was it gone within 2hrs of 1st viewing great offer taken. So only the transfer shown for me but it works.

Not that this will apply to most people, but I live in a flat and like most address-based systems it doesn't deal well with those. I get alerts regularly (on average at least monthly) for "X House" where I live, but it could be related to any of the 20+ flats within "X House", so obviously I still wouldn't know if there was fraud related to my property without spending time digging deeper.
