I don't believe there's no catch.
My understanding is you set your console as Home, you pick a friend to game share with lets call him Joe, you see a game you like the look of lets say Forza, you ask Joe if hes interested in Forza he says yes so you buy the game and he gives you half the cost so say £15. You can also share the Xbox Live subscription too. You apparently can check if hes played a game so if he says Nah not interested in it you can check if hes put any hours into it.
So what's the catch? What's to stop me adding a friend and gamesharing?
Edit: Just been on the Xbox website. Gamesharing only looks useful if someone else is playing on your console. Unless there's a workaround others can play your downloaded games only on your home console.

Probably won't be added to the vault until the end of the year but you can play 10 hours free with EA Access

1 of the consoles needs to be set as Home.
I believe its just for digital games and not physical copies of the game
I want to buy premium and let the account holder download first so he has it aswell as me.
